We engage the services of Taylor Management, a premier property management company in New Jersey, to handle all finances, which includes collection of maintenance fees, disbursement of checks for services rendered to the property, to receive and direct requests for service related to the common element to the approved vendor and to answer any questions regarding your living in Pine Lake Village. We have an experienced and credentialed property manager permanently assigned to us. She has an in-depth understanding of our governing documents and can give advice on questions relating to those rules.
Every unit owner and their family members have access to our website. The website gets notices posted as Association News, which in turn e-mails all website contacts with the information. At the website you can initiate a service request, look at the status of posted maintenance payment to your account, review all the governing documents, see specifications for changing things like your garage door, forms to get approval for Modifications in the unit, etc. It is the primary path of communication to the unit owners so all can be informed of what is happening.
The association is governed by a 5 member board of directors who serve for a 2 year term. At an annual meeting of all the unit owners in good standing, half of the directors are elected in alternating years to insure continuity of the board in experience and knowledge. The board's responsibility is to develop a budget to maintain the property, keep the reserve funded for replacement, approve vendors for services, approve contracts, insure compliance with governing documents and issue fines for violations.
